NOTICE OF HEARING ON APPLICATIONS TO
BOARD OF ZONING ADJUSTMENT

NOTICE IS HEREBY GIVEN that a public hearing will be held by the Board of Zoning Adjustment on February 13, 2025, at 8:00 a.m. in the City Council Chambers on the first floor of the Aberdeen City Hall (South Entrance), 123 Lincoln Street S., Aberdeen, South Dakota to hear the following applications:
Carleigh, LLC requests permission, as per site plan submitted, to 1) plat a cul-de-sac 920’ in length rather than the permitted 500’, which would be a 420’ Maximum Length Variance, 2) to permit the construction of a townhome 0’ from the East property line rather than the required 8’ which would be an 8’ Building Variance on proposed Lot 3, 3) to permit the construction of a townhome 0’ from the West property line rather than the required 8’ which would be an 8’ Building Variance on proposed Lot 4, 4) to permit the construction of a townhome 0’ from the East property line rather than the required 8’ which would be an 8’ Building Variance on proposed Lot 10, and 5) to permit the construction of a townhome 0’ from the West property line rather than the required 8’ which would be an 8’ Building Variance on proposed Lot 9, all on property currently platted as Blocks C, F, and G, Hunstad’s Third Subdivision in Aberdeen, South Dakota, a.k.a. 2516, 2517, 2604 14th Ave SE.
Homes Are Possible, Inc. requests permission, as per site plan submitted, to construct a new house 6.5’ from the South property line rather than the required 15’ which would be an 8.5’ Building Variance, all on Lot 1, Brown County Commissioner’s 4th Subdivision to the City of Aberdeen, a.k.a. 402 N Lloyd St.
Dakta Communications request permission, as per site plan submitted, to 1) construct a 140’ monopole cell tower, which would be a Special Exception in a (C-2) Highway Commercial District, and 2) construct two future telecommunication buildings 23’ from the North property line rather than required 45’ which would be a 22’ Building Variance, all on the East 103.03’ of Lots 1-3, Block 41, Roche’s East Side Addition to Aberdeen and West ½ of Vacated S Greenwood St, in the SW ¼ of Section 17, T123N-R63W, a.k.a. 2422 4th Ave SE.
