NOTICE OF HEARING ON APPLICATIONS TO
BOARD OF ZONING ADJUSTMENT

NOTICE IS HEREBY GIVEN that a public hearing will be held by the Board of Zoning Adjustment on December 12, 2024, at 8:00 a.m. in the City Council Chambers on the first floor of the Aberdeen City Hall (South Entrance), 123 Lincoln Street S., Aberdeen, South Dakota to hear the following applications:
Randy Kienow and Kienow Farms Inc. request permission, as per site plan submitted, to 1) construct a second mini-storage building which would be a Special Exception in the (C-2) Highway Commercial District, and 2) permit the open storage and parking of vehicles, trailers, and equipment in association with a construction business, which would be a Special Exception, all on Lot 2, Pheasant Run Second Subdivision, a.k.a. 821 Convention Center Street.
Park Ridge Properties LLC and Northern Valley Communications request permission, as per site plan submitted, to 1) plat a 40’ x 150’ lot rather than the required 40 acres, which would be a 39.86 acre Variance in the (A-1) Agricultural District, 2) to plat a lot with 40’ of frontage rather the required 200’ which would be a 160’ Minimum Lot Frontage Variance, and 3) to construct a telecommunications node, which would be an Appeal, all on the SE ¼ of Section 10, T123N-R64W Except Land Deeded Ex Highway, a.k.a. 1301 Nineteenth Street N.
St. Joseph Catholic Housing Inc. and Sisters of the Presentation of the Blessed Virgin Mary request permission, as per site plan submitted, to 1) convert an existing 45 dormitory units to 45 apartment units, which would be a Special Exception in the (R-1) Low Density Residential Zoning District, and 2) to permit 45 existing units to remain rather than the permitted 16 units, which would be a 29 unit Maximum Density Variance, all on Lot 6, Presentation First Addition to the City of Aberdeen, a.k.a. 1928 Main Street N.
