NOTICE OF HEARING UPON
PROPOSED EXCHANGE OF LAND
NOTICE IS HEREBY GIVEN, pursuant to SDCL 9-27-34.1, that the City of Aberdeen, South Dakota, and Homes Are Possible, Inc. (HAPI), a private owner, propose to exchange lands to permit HAPI to develop the subject property. The City caused the proposed lands to be appraised by a state-licensed appraiser who determined that Parcel 1, Parcel 2, and Parcel 3 (total 0.92 acre±) have a combined value comparable to Parcel 4 (6.99 acres±). The description of the lands to be exchanged are as follows:
Parcel 1 (City transfer to HAPI): 0.33 acre± in LOT 15, GUGEL’S SECOND SUBDIVISION, IN THE SOUTH HALF OF SECTION 6, TOWNSHIP 123 NORTH, RANGE 63 WEST OF THE 5TH P.M., BROWN COUNTY, SOUTH DAKOTA.
Parcel 2 (City transfer to HAPI): 0.33 acre± in LOT 16, GUGEL’S SECOND SUBDIVISION, IN THE SOUTH HALF OF SECTION 6, TOWNSHIP 123 NORTH, RANGE 63 WEST OF THE 5TH P.M., BROWN COUNTY, SOUTH DAKOTA.
Parcel 3 (City transfer to HAPI): 0.26 acre± in THAT VACATED EAST 174.3′ OF THE 66′ WIDE TWENTY FIFTH AVENUE NE PUBLIC R.O.W. ADJACENT TO LOTS 15 & 16, GUGEL’S SECOND SUBDIVISION, LOT 2, BLOCK 4, MEADOWS ON DAKOTA SECOND SUBDIVISION, LOT 1, LEVEE ADDITION, AND LEVEE LOT 1 OF BAIRD’S SUBDIVISION, ALL LOCATED IN THE SOUTH HALF OF SECTION 6, TOWNSHIP 123 NORTH, RANGE 63 WEST OF THE 5TH P.M., BROWN COUNTY, SOUTH DAKOTA.
Parcel 4 (HAPI transfer to City): 6.99 acres± in LOT 7, BLOCK 6 IN HAPI 2ND NORTH SUBDIVISION TO THE CITY OF ABERDEEN, IN THE SOUTH HALF OF SECTION 6, TOWNSHIP 123 NORTH, RANGE 63 WEST OF THE 5TH P.M., BROWN COUNTY, SOUTH DAKOTA.
NOW, THEREFORE, NOTICE IS HEREBY GIVEN that a public hearing will be held by the City Council in City Council Chambers, 123 South Lincoln Street, Municipal Building, in the City of Aberdeen, South Dakota, on February 24, 2025, at 5:30 p.m., when and where any persons interested in the proposed exchange of lands between the City of Aberdeen and HAPI may appear and be heard.
This notice was/will be received and placed on file as set forth in the consent agenda of the regular meeting of the City Council for February 3, 2025.
