NOTICE OF HEARING ON APPLICATIONS TO

BOARD OF ZONING ADJUSTMENT

NOTICE IS HEREBY GIVEN that a public hearing will be held by the Board of Zoning Adjustment on November 14, 2024, at 8:00 a.m. in the City Council Chambers on the first floor of the Aberdeen City Hall (South Entrance), 123 Lincoln Street S., Aberdeen, South Dakota to hear the following applications:

Ryan and Cameron Reid request permission, as per site plan submitted, to operate a daycare as a home occupation, which would be a Special Exception in the (R-3) High Density Residential Zoning District, all on the South 8.5’ of Lot 3 and Lot 4, Block 37, Hagerty & Lloyd Addition, a.k.a. 217 N Kline St.

Chad and Eva Rohrs request permission as per site plan submitted, to 1) construct an accessory structure that is not aesthetically similar to the primary structure on the lot, which would be an Appeal to the Board of Zoning Adjustment in the (R-3) High Density Residential  Zoning District, and 2) existing primary structure to remain 22’ from the East lot line rather than the required 25’, which would be a 3’ Building Variance, all on Lot 9 except N 2’, Garden Addition, a.k.a. 618 S 8th St.

Dave Graf and Aberdeen Step Up Ministries request permission, as per site plan submitted, to permit the operation of a temporary homeless shelter, which would be an Appeal to the Board of Zoning Adjustment in the (R-3) High Density Residential Zoning District, all on Lot 4, Carlisle Heirs’ Replat of Lots 23-25, Block 53, Second Addition, a.k.a. 109 9th Ave SW.

Jeff and Janet Hedges request permission, as per site plan submitted, to construct a 14’ x 46’ garage addition 5’ from the South property line rather than the required 10’, which would be a 5’ Building Variance, all on Lot 6, Block 4, Seventeenth Addition of Highland North Addition, a.k.a. 2205 N Jay St.
