NOTICE OF HEARING ON APPLICATIONS TO
BOARD OF ZONING ADJUSTMENT

NOTICE IS HEREBY GIVEN that a public hearing will be held by the Board of Zoning Adjustment on June 12, 2025, at 8:00 a.m. in the City Council Chambers on the first floor of the Aberdeen City Hall (South Entrance), 123 Lincoln Street S., Aberdeen, South Dakota to hear the following applications:
McKenzie Harms and Page Henningsen request permission, as per site plan submitted, to operate a daycare as a home occupation, which would be a Special Exception in the (R-3) High Density Residential District, all on Lot 2, Block 1, Hyde Park First Addition, a.k.a. 1518 Marsie Circle.
Netty Meyer requests permission, as per site plan submitted, to operate a daycare as a home occupation, which would be a Special Exception in the (R-3) High Density Residential District, all on Lot 904-905 and Lot 964 and East 20’ of Lot 965 Morning Heights Addition, a.k.a. 1309 10th Ave SE.
Pomps Tire requests permission, as per site plan submitted, to permit the open storage of vehicles, trucks, trailers, and materials associated with automotive repair business, which would be a Special Exception in the (C-2) Highway Commercial District, all on Firestone Addition, a.k.a. 622 6th Ave SE.
Josh Gendron requests permission, as per site plan submitted, to permit the open storage of vehicles, trucks, trailers, and materials associated with automotive repair business, which would be a Special Exception in the (I-2/HC) Unrestricted Industrial/Health Care District, all on Vaughan’s Lot 2, St Luke’s Midland Regional Medical Center Addition except trapezoidal shaped parcel, a.k.a. 715 6th Ave SE.
Todd Lamont requests permission, as per site plan submitted, to 1) construct an accessory structure within the side yard of the property, which would be an Appeal to the Board of Zoning Adjustment, and 2) to construct 24’ x 40.5’ detached garage 21’ from the South property line rather than the required 25’ which would be a 4’ Building Variance, all on Lots 11-12, Block 23, Hagerty and Lloyd Addition, a.k.a. 323 4th Ave NE.
ACT 2 dba Aberdeen Community Theatre requests permission, as per site plan submitted to permit the installation of a 16’ x 1’9” Electronic Message Center, which would be an Appeal to the Board of Zoning Adjustment in the (C-3/R-4) Central Business/Special Density Residential District, all on Lots 10-12, Block 27, 1st Addition to Aberdeen, a.k.a. 413 Main St S.
Homes Are Possible, Inc. requests permission, as per site plan submitted, to 1) permit the construction of a new house 19’ from the West property line rather than the required 20’, which would be a 1’ Building Variance, 2) to permit the construction of a townhome 0’ from the South property line rather than the required 8’ which would be an 8’ Building Variance and 3) 19’ from the West property line rather than the required 20’, which would be a 1’ Building Variance, 4) to permit the construction of a townhome 0’ from the North property line rather than the required 8’ which would be a 8’ Building Variance, and 5) 19’ from the West property line rather than the required 20’, all on Proposed Lots 1-3, HAPI Northeast Infill Addition, a.k.a. 1510 25th Ave NE.
Lee Borns/Octane Auto requests permission, as per site plan submitted, to permit the open storage of vehicles, trailers, and equipment for sale, which would be a Special Exception in the (C-2) Highway Commercial District, all on North 123’ of Lots 1, 2, 3, and 4, Block 56, Bennett & Thomas Addition to North Aberdeen, a.k.a. 405 5th Ave NW.
